All Australian real estate agents need at least an entry-level certificate before start working in the real estate agency sector as a sales agent or a property manager. States and territories have different rules as to the course requirement and application process. In NSW, there are 3 levels of real estate agents. An agent must start from the entry-level course and work their way up to the advanced level.


NSW Real Estate Licence


Entry-level. 1-day plus Assistant Agent course.


In NSW, you must become an Assistant Agent before starting to work in a real estate agency. Once you have completed our 1-day plus Assistant Agent course, a Statement of Attainment will be issued by MRT Training (RTO41529) with which you may apply to NSW Fair Trading for a Certificate of Registration. You are then called an Assistant Agent. An Assistant Agent can work as a sales agent, property manager or in any position that requires contact with clients. However, an assistant agent may not sign an agreement with a vendor, developer, landlord or tenant.

NSW Assistant Agent course consists of 5 units of competencies as shown below. A student graduates when all the assessments are completed. No exams. These units of competencies are part of the Australian National Accredited Course CPP41419. A Statement of Attainment is issued to the student when all the assessment have been successfully completed. The student then applies to NSW Fair Trading for a Certificate of Registration in real estate. Once granted, the student is then called an Assistant Agent.

  • CPPREP4001-Prepare for professional practice in real estate

  • CPPREP4002-Access and interpret ethical practice in real estate

  • CPPREP4003-Access and interpret legislation in real estate

  • CPPREP4004-Establish marketing and communication profiles in real estate

  • CPPREP4005-Prepare to work with real estate trust accounts


Online learning


Students will receive a PDF learner’s guide and assessments for each unit of competency. Learning may start anywhere anytime. Assessments only, no exams. Online learning is the only course delivery mode for now, but it comes with complimentary learning support as follows.

  • 1-day face to face training. Students will be trained in our training room or agency’s office. There must be at least 5 students learning at the same time to run this training.

  • 1-day online video conference. Live video conference training that can be watched on your computer or mobile. There must be at least 5 students learning at the same time to run this training.

  • Pre-recorded video. A set of pre-recorded video clips of the same face to face training will be sent to students to watch anywhere anytime. English and Mandarin version is available.

Length of the course


Face to face training, live video conference, and the pre-recorded video lasts for about 5 hours. On average, a student spends an additional 15-20 hours of assessment work before finally submitting the work to the trainer / assessor for review. Upon successful completion the RTO will issue the Statement of Attainment in 1 to 2 weeks to process and issue the Statement of Attainment. Application to NSW Fair Trading usually takes 2 more weeks to be processed.



Mid-level. 4 days Class 2 Licence course.

You may start learning the Class 2 Licence course any time after completing the Assistant Agent program, but can only apply to NSW Fair Trading for a Class 2 Licence 12 months after you become an Assistant Agent. A Class 2 Real Estate Agent can sign agreements with a vendor, developer, landlord and tenant. However, a Class 2 Agent cannot be nominated as a Licensee in Charge of a real estate agency or manage trust accounts.

NSW Class 2 Agent course includes an additional 13 units of competency, because 5 will have already been learned in the Assistant Agent course. The content of the course is divided into 3 different groups (being Sales, Property Management, and Electives). These units of competencies are part of the Australian National Accredited Course CPP41419. A Certificate IV in Real Estate Practice is issued by MRT Training (RTO41529) upon successful completion of the course. The student then applies to NSW Fair Trading for a Class 2 Real Estate Licence. Once granted, the student is then called a Class 2 Real Estate Agent (Licenced Real Estate Agent / L.R.E.A)

Online learning


Students will receive a PDF learner’s guide and assessments for each unit of competency. Learning may start anywhere anytime. Assessments only, no exams. Online learning is the only course delivery mode for now, but it comes with complementary learning support as follows.

  • 4 days face to face training. Students will be trained in our training room or agency’s office. There must be at least 5 students learning at the same time to run this training.

  • 4 days online video conference. Live video conference training that can be watched on your computer or mobile. There must be at least 5 students learning at the same time to run this training.

  • Pre-recorded video. A set of pre-recorded video clips of the same face to face training will be sent to students to watch anywhere anytime. English and Mandarin version is available.

Length of the course


Face to face training, live video conference, and the pre-recorded video lasts for about 25 hours. On average, a student spends an extra 30 to 40 hours to complete the assessments. (Self-study is needed depending on the student's workplace experience, ability and willingness to learn). A work experience logbook is required by NSW Fair Trading to verify the industry experience of the person applying for the Class 2 licence. This must be provided when the application for the licence is made. It will then take 1 to 2 weeks to process and issue the Certificate IV in Real Estate Practice. Application to NSW Fair Trading usually takes 2 more weeks to be processed.


Advanced level. 4 days Class 1 Licence course.

Once you have completed the Class 2 Licence course, you may start learning the Class 1 Licence course. You can only apply to NSW Fair Trading for Class 1 Licence after 24 months from the time your Class 2 Licence is granted. A Class 1 Licence holder may set up a real estate agency, be nominated as a Licensee in Charge, and manage trust accounts.

NSW Class 1 Real Estate Licence course is a Diploma-level qualification and has 12 units of competencies which is part of the Australian National Accredited Course CPP51119. The graduation certificate is called the Diploma of Property (Agency Management). NSW Fair Trading issues the Class 1 Real Estate Agent Licence and then the agent is called a Class 1 Real Estate Agent. A work experience logbook is required by NSW Fair Trading to verify the industry experience of the person applying for the Class 2 licence. This must be provided when the application for the licence is made.

It is anticipated that this Diploma program will take the average learner at least 1 year to complete, given the experience requirements for this course. On average, a student will need to spend 20-30 hours per unit to meet the competency/experience requirements to complete the assessments. (Self-study is needed depending on the student's ability and willingness to learn). It will then take 1 to 2 weeks to process and issue the Diploma of Property Services (Agency Management). Application to NSW Fair Trading usually takes 2 more weeks to be processed.


Licence renew course CPD


Regardless of the level of the licence, an agent must learn a CPD course once every 12 months so that they can continue to work in the next year. A CPD certificate will be issued on graduation. Assessments only, no exams. Once granted, an agent may apply to NSW Fair Trading for licence renewal.

  • Assistant Agent. At least 3 units of competencies from the Class 2 Licence course.

  • Class 1 and 2 Agent. 6 hours of training including 3 hours each of Elective training, and Compulsory Topics prescribed by NSW Fair Trading.

  • Class 1 Agent. an additional 3 hours of training on business-related topics will be required after 23/03/2021.

  • Compulsory CPD training can only be delivered by Approved Training Providers.

Online learning
